Getting Started
First, I will have to determine the price range of the home or condo
you intend to buy. You must be comfortable with the price range. I determine
your needs based on what you are paying for your housing now. It is a quick
process. No need to worry.
Getting a Loan
The next step is to pre-qualify you for the loan amount you desire. I
am in touch with several lenders who are willing to pre-qualify my Buyers over
the phone during the course of a 5 minute phone conversation. This step will put
your mind at ease when we search for the homes you know you can afford. Also, do
not confuse pre-qualify with pre-approve. A pre-approval process can take 2-3
days and is done after you sign your Contract. This is when a Lender gives a
written loan commitment to you for presentation to the Seller to remove any
financing contingencies we may feel we want in the initial Contract.
Types of Homes

out my questionnaire as to what criteria you want in your next dream house. This
is very important for you to complete so I can better serve you. I do not like
to waste my clients’ valuable time showing them houses that do not interest
them. If you are relocating from out of town, I can suggest several wonderful
communities. Remember, I have lived in the Tampa Bay area for 30 years.
Inspections
Once we locate the home of your dreams, we will sit down and write the
Contract for Sales and Purchase together. I will strongly suggest you get an
independent home inspection from a qualified ASHI Home Inspection Company. They
will define defects in the property, if any, and recommend how to cure the
defects. A good Home Inspection Company will independently evaluate the
condition of: the roof, central heat and air conditioning, appliances and other
major aspects of the home you want to purchase. Every Contract I write, I make
it subject to a favorable home inspection, so that you, as a Buyer, can either
accept any defects or I can negotiate with the Seller the best way the Seller
can help (monetarily) to make a smooth transaction.
Closing the Transaction
Many Buyers are worried about the actual "closing", and they
can become anxious and fear the big closing day! My clients never feel this way.
In fact, this is the day that is the most fun and most educational. I use three
very professional closing agents. However, in Florida, the Seller has the right
to choose the title agent, so my Buyers cannot really plan to pick a title
agent. Rest assured, no matter where we close, I will be with you. I bring with
me my 5 years experience as a title agent. I know I can help you have a smooth
and fun closing. And if the Seller really does not care who the title agent is,
I will help them pick an agent with affordable closing costs.
Legal
Issues
If any legal issues arise, I have an attorney I can call
"on the spot" to help out, if necessary. This Attorney will not cost
you, as a Buyer, a dime. The firm is there to help and consult with us. Most
issues arise when the title commitment is first issued, and we have the time to
cure any problems before the closing. It is the responsibility of the Seller to
convey good and marketable title to you as the new "owner".
